Confidence Up across U.S. and Sales Down in Georgetown, Texas? Makes No Sense...

From the Austin American Statesman: Last week it was written, MLS Sales are down in April 18%.  Today, it was reported that consumer confidence was the highest since September 2008.  This seems to make no sense at all, but sometimes news like this is impacted by both regional and local economic factors.  Like I wrote yesterday, I thought we would dodge the downturn bullet in Central Texas, but not so as evidenced by the April 2009 Austin MLS sales report.  I also know we have reached a new active listing highpoint for resales in Georgetown, Texas of over 700 units.  So how can someone write about positive consumer confidence.  Well, 1st: it is based on a national poll, not regional or local.  2nd: confidence is still way below healthy levels.
 
BUT, if nothing else, it was great to read some good news for a change!  Ok, so you ask what does that do for me today?  Well, if it continues to rise, the confidence level, then home prices will begin to improve and we can get closer to a balanced market.  And really, balanced markets are much more appealling.  Not too cold, not too hot, just stable.  Something that I personally would like to see.  Stress levels in extreme markets can really be hard on individuals and families.
