Summer in Texas
Welcome to the summer in Texas! Hot and windy...
I continually watch the market for changes. Our active Residential Listings in our Georgetown Texas real estate market are over 700 actives. What does this mean for anyone wanting to sell or buy? It is a changing market. Sellers must adjust their prices, down. Their homes must show like a model home, landscaped like a park, and price aggressively against their competition. Buyers have a wonderful opportunity to preview lots of properties, and select the very best that fits their price points and amenities. From the mortgage standpoint, it is a great time to buy with rates still low. But buyers must really work to get their financing done on a timely basis. Appraisals are tighter, credit requirements stricter, and general review much tighter than in previous years.
For our real estate community, many Realtors have either quit or only work partime. For us at RE/MAX Centx, we only hire full time agents, and we train for the long term in real estate. It is always interesting to watch a "market pruning" like our current one. Only those serious professionals are left.
As we approach Father's Day, it makes me appreciate my father. He died over 40 years ago, but I still remember much about my father. I have such a joyous and sweet relationship with my own children - Justin and Lindsay, and my grandchildren - Avery and Wade, plus my daughter-in-law - Ashley, and my future son-in-law Brandon. I thank my Father in Heaven for the special blessings He has bestowed on me. And I understand what an incredible reponsiblity it is to be a father.
Be a dad, be a father, tell your children you love them, and attend the church of your choice as a family. It will be a special day!
