What is REALITY in Real Estate?

I have been working with lots of sellers in our Georgetown, Texas market and many are having a difficult time accepting the "real" image of the market. Many are in denial; they believe "their" home or property is different than all the rest. And it truly is; it is THEIR home, no one else's home. But that is pretty much the end of the difference.

Generally, our Georgetown, Texas activity(solds) is off 20% from 2008, and 2008 is off 20-25% from 2006/2007. The years of 2006 and 2007 were almost identical; they were as Jim Carey in Mask would say, "Smoookkkkin!"

Ok, that makes us off about 45% sales volume from a really good market.

Sellers seem only to remember the good prices. Stories like, "well my neighbor got...last year" are not uncommon. 2007 and 2008 were a LONG time ago in real estate time. Completely different markets.

As I say to all, decide to sell or decide to stay. Whichever you decide to do, it is okay. But if you decide to sell, "Get in the Game, Be Competitive, Get It Sold, and Get On Down the Road!" There is less pain, less hassle, and more money by doing it this way.

And today, right now, "Don't miss this selling season market"!
