Confidence Up across U.S. and Sales Down in Georgetown, Texas? Makes No Sense...

May 27th, 2009

From the Austin American Statesman: Last week it was written, MLS Sales are down in April 18%. Today, it was reported that consumer confidence was the highest since September 2008. This seems to make no sense at all, but sometimes news like this is impacted by both regional and local economic factors. Like I wrote yesterday, I thought we would dodge the downturn bullet in Central Texas, bu ...

Doding the Downturn Bullet....NOT!

May 27th, 2009

Last year at this time I thought that Central Texas and Georgetown, Texas could really dodge the "downturn bullet". But the reality in late June and July of 2008 really hit us hard. Yes, it had arrived. Not the type of guest you want to greet with open arms.

Ok, so we are in "it". I am seeing some additional foreclosurers, short sales, and some abandoned properties. It can be totally ...

Georgetown Texas active listings at an all time high!

May 21st, 2009

Well our active listings in Georgetown, Texas are right at 700 units. We have been keeping stats on our market since 2000, and this is a new watermark high for our GTW and GTE markets. Sun City in Georgetown, Texas is at an all time high near 180 units this week.

Well, considering there are less buyers, it makes for a really tight selling market.

Homes must show better and be priced bett ...

Is Your Home "Right Priced"?

May 20th, 2009

Sellers, is your home "Right Priced"?

Right Priced is defined simply by selling the property within the first 30-day period. Well that could mean the 1st 30 days, or it could mean in the 1st 30 days "of coming to the reality that my house has been priced too high for X number of days and now it is priced to Sell!"

People ask me, "So how do you know?" Truthfully, sometimes we don't. P ...

Don't Miss This Selling Season Market...

May 20th, 2009

Sellers, here is a good selling suggestion, "Don't miss this selling season market!"

Ok, so when is the selling season? Technically, all year in Georgetown, Texas. But statistically 70% of the market is consummated in the 2nd and 3rd quarters - the months of April - September. But guess what, these are closing dates! So if you are thinking about selling, it is time to really get with it ...

What is REALITY in Real Estate?

May 19th, 2009

I have been working with lots of sellers in our Georgetown, Texas market and many are having a difficult time accepting the "real" image of the market. Many are in denial; they believe "their" home or property is different than all the rest. And it truly is; it is THEIR home, no one else's home. But that is pretty much the end of the difference.

Generally, our Georgetown, Texas activity(sold ...

What IS Normal???

May 19th, 2009

Lots of people have been asking me, "When is it going to get back to normal?" Well, here in Georgetown, Texas and Williamson County, I think it is going to take a while.

#1. "Ok", you ask, "How long?" From my experience, it takes about a year to get "here", about a year staying "here", and about a year leaving "here".
#2. Define "here". The bottom. The slow-part. The slop. The "not pr ...

Do Rates get Lower?

I could title this another, "We are at the Bottom". But really the value of the dollar relative to the monthly payment is extremely important. I will summarize this process in about 3 steps:

#1. Lets assume you can buy a $100K home for about $525 in monthly payments at 4.75% rate.

#2 Lets assume that next year rates go to 6%...then it now ...
