Last year at this time I thought that Central Texas and Georgetown,
Texas could really dodge the "downturn bullet". But the reality in
late June and July of 2008 really hit us hard. Yes, it had
arrived. Not the type of guest you want to greet with open arms.

Well our active listings in Georgetown, Texas are right at 700
units. We have been keeping stats on our market since 2000, and
this is a new watermark high for our GTW and GTE markets. Sun City
in Georgetown, Texas is at an all time high near 180 units this
week.
Well, considering there are less buyers, it makes for a really
tight selling market.

Sellers, is your home "Right Priced"?
Right Priced is defined simply by selling the property within the
first 30-day period. Well that could mean the 1st 30 days, or it
could mean in the 1st 30 days "of coming to the reality that my
house has been priced too high for X number of days and now it is
priced to Sell!"

Sellers, here is a good selling suggestion, "Don't miss this
selling season market!"
Ok, so when is the selling season? Technically, all year in
Georgetown, Texas. But statistically 70% of the market is
consummated in the 2nd and 3rd quarters - the months of April -

I have been working with lots of sellers
in our Georgetown, Texas market and many are having a difficult
time accepting the "real" image of the market. Many are in denial;

Lots of people have been asking me, "When is it going to get
back to normal?" Well, here in Georgetown, Texas and Williamson
County, I think it is going to take a while.

value of the dollar relative to the monthly payment is extremely
